Esplanade at St. Johns


The Esplanade at St. Johns, is a mixed-use community in World Golf Village in St Johns County, Florida. Esplanade at Saint Johns is strategically located between the cities of Jacksonville and historic St Augustine. The development will be designed and built as an urban village with qualities and characteristics that are very different from a typical suburban retail or mixed use development. The intent is to create a habitable public town center that serves as an interactive gathering place as well as serving the primary needs of the surrounding community. Such urban village characteristics include a strong pedestrian orientation, the use of civic and cultural elements, street trees, and a full mix of product types that are thoroughly integrated. Through the use of a cohesive architectural style and an extensive public open space system consisting of features such as fountains, outdoor performance areas, lakes and plazas, Esplanade at St. Johns will create a new focal point for St. Johns County.

Description of Product Types:

  • Retail:
    The centerpiece of the project is an open-air town center mall with high-end retail and restaurant tenants to be developed by Ben Carter Properties. The mall property consists of 124 acres and approximately 1.5 million square feet. In addition 30 acres of outparcel retail development consisting of approximately 250,000 square feet is planned for the development.

  • Residential:
    169 acres planned for various residential communities consisting of 1,400 units. A mix of single-family residences, condominiums and townhomes will create a dynamic community for shopping, living, working and recreation.

  • Office:
    55 acres for office park, consisting of 847,000 square feet.

  • Hotel:
    20 acres for approximately 110 room hotel facility.
